James Hausman joined PTM Consulting, Inc. as its first employee in 1989, and currently serves as President of Assessment Technologies, Ltd. (its successor) concentrating his practice on “complex” commercial property tax issues.
James is not only a leader, he is a tax expert that creates and maintains the customer and employee centric culture at Assessment Technologies. His “people first” philosophies helped to catapult the company from a small organization to the nation-wide corporation it is today.

James leads by example and functions as an integral member of the Business Development and Management teams of Assessment Technologies. He was part of initial technology developments and continues to lead the innovation of the various proprietary technologies and methodologies the company uses today. James is a licensed Senior Property Tax Consultant and is considered an expert throughout Texas in property tax issues relating to the medical and healthcare industries.

James is a graduate of Texas A&M University with a BS in Economics. He is an active member of various professional property tax, turnaround management, restructuring, and bankruptcy organizations. Most notably, the Institute for Professionals in Taxation (IPT) and the Texas Association of Property Tax Professionals (TAPTP).

John Lammert
John LammertExecutive Vice President
John Lammert is the Executive Vice President of the AT Tax Advisory division of Assessment Technologies, LTD. The AT Tax Advisory division, formerly the combined Complex Property and Bankruptcy Consulting Practices, focuses on assisting and strategizing with varied clients during the different phases of a restructuring engagement.

His background is diverse, having worked in various areas of the real estate industry including appraisal, asset management, investments, capital markets, and development. John has overseen the adjusted liabilities of over $70 million in over 400 jurisdictions nationwide for commercial property taxes, business personal property or more complex projects like restructuring. Some of his most notable projects were for such clients as Fairpoint Communications, Rackspace Hosting, Formica Corporation, Foamex, Winn-Dixie Stores Inc., Buffet Holdings, Inc., Tronox, Interstate Brands, Safety-Kleen and Eddie Bauer (Spiegel), to name a few.

Before joining Assessment Technologies, John was an Executive Director of Real Estate Investments at USAA Real Estate Company managing over $350 million in new construction projects. Some of the companies he serviced were INVESCO Funds Group, Southwestern Bell, Federal Express, Kraft Foods, Inc., AmeriServe Foods, Inc., Sweetheart Cup, Barjan Products and USAA. John played an active role in the acquisition of over $160 million of existing office and industrial projects for USAA. While working at USAA, he was responsible for extensive financial analysis for investments in real estate asset, real estate mortgage loans, stock transitions and capital markets activities for the company while serving as the primary point of contact for USAA’s real estate division.

Certified by the State of Texas Appraisal Licensing and Certification Board, John is also an active member of the Appraisal Institute (MAI) and the Senior Residential Appraiser (SRA) designations of the Appraisal Institute. John received his Bachelor of Business Administration in Finance from Texas State University in 1986. He is also a licensed Texas Real Estate Commission Salesman.

Patrick C. Howard serves as our Senior Vice President specializing in both personal and real property appeals on larger commercial & industrial properties.Patrick has more than twenty-three years’ experience as a tax expert in the ad valorem tax industry and has been associated with Assessment Technologies Ltd for over fourteen years, recently now working with AT Tax Advisory on national engagements.
Mr. Howard holds the distinguished Certified Commercial Investment Member designation from the CCIM Institute and is also a Certified Member of the Institute for Professionals in Taxation. Patrick is a Certified General Real Estate Appraiser in both Texas and Washington and is also registered as a Senior Property Tax Consultant by the Texas Department of Licensing & Regulation (TDLR). He also maintains numerous professional memberships, including the Institute for Professionals in Taxation (IPT), the National Association of Realtors (NAR), and Washington State CCIM Chapter.

Mr. Howard has continued his education through various institutions over his career, including several Appraisal Institute courses, as well as, courses from the CCIM Institute, IAAO, IPT, Karrass School of Negotiating, The Columbia Institute, McKissock School of Real Estate, TAAO, TAPTP, and the Real Estate Center at Texas A&M.

He is a graduate of Dallas Theological Seminary with an M. A. in Biblical Studies.

John A. Pelayo John A. Pelayo is the head of the Property Tax Group specializing in the appeal of large commercial & industrial properties. He oversees a staff that handles the administrative appeals on a multi-state level for an expansive commercial portfolio. John has more than twenty-five years’ experience in the ad valorem tax industry and has been associated with Assessment Technologies Ltd/AT Tax Advisory for over twenty years.
Prior to joining the firm, John was a member of the commercial appraisal staff of the Bexar County Appraisal District.

Mr. Pelayo holds the distinguished Certified Commercial Institute Member (CCIM) designation from the CCIM Institute and also is a Certified Member (CMI) of the Institute for Professionals in Taxation.

John is a tax expert who is registered as a Senior Property Tax Consultant by the Texas Department of Licensing & Regulation and maintains numerous professional memberships, including the Institute for Professionals in Taxation, the Texas Association of Property Tax Professionals, the National Association of Realtors, and the Urban Land Institute.

Mr. Pelayo is a licensed Texas Real Estate Broker and maintains active involvement in all aspects of commercial brokerage. In addition, he serves as a volunteer on the Alumni Schools Committee of the Princeton Club of San Antonio and is a member of the ‘Pillars’ Club of Central Catholic High School. John is a graduate of Princeton University in Princeton, NJ, with an A.B. degree in Economics.

Adam P. Matthews

Adam Matthews is National Director of Business Development. He joined our parent company, Assessment Technologies, in 2001. He now works with prospects and customers to solve various property tax challenges within our AT Tax Advisory practice group.
Adam has played an integral role in contracting companies such as Ashley Furniture; BYCO, Inc.; Core Realty Holdings; Entrada Partners; Lifshutz Companies; Lillibridge; Rooms To Go; Safeway; and Tru Fit Athletic Clubs. In addition, he coordinated the onboarding efforts with Buffets Holdings, Inc.; Dura Automotive; FairPoint Communications; Gordon Foods; Mattress Firm; and The Great Atlantic & Pacific Tea Company (A&P).

Adam has a Bachelor of Business Administration in Marketing from the University of Texas at San Antonio. He is also actively involved with many industry associations and promotes AT Tax Advisory’s philosophy around the country.

Lisa Stensgard - MBA Finance
Lisa Stensgard - MBA Finance Vice President of Business Development
Lisa Stensgard is the Vice President of Business Development in the AT Tax Advisory’s Dallas/Fort Worth office. She has extensive experience in real estate valuation and consulting, appraisal, financial reporting, risk advisory, corporate tax, transaction advisory, and tangible asset valuation real estate, among other areas. She has long-standing relationships with business executives at the CEO, CFO, and COO levels.
Industry specialties include Oil & Gas (upstream, midstream, and downstream), Retail, Real Estate, Healthcare, Technology, IT Security, and Manufacturing & Distribution industries. Prior to working with AT Tax Advisory, Lisa’s notable clients have included Exxon, Sandridge Energy, Hilcorp Energy, Energy Future Holdings, Burlington Northern, Michael’s Stores, Dean Foods, and Motel 6.

Lisa has a long list of professional connections and affiliations. She is an active member of the Turnaround Management Association (TMA), where she served as President of the Dallas/Fort Worth chapter in 2016. She has also chaired the Network of Women, University Relations, and the Membership committees.

She belongs to the Association of Corporate Growth (ACG), where she served on the Charity Committee and Programs Committee; the Commercial Real Estate Women Network (CREW); the Petroleum Engineer’s Club of Dallas (PECD), in which she served as president in 2011 and vice president in 2010, among other positions; and the Risk and Insurance Management Society, Inc. (RIMS). Lisa has held memberships off and on with the Women’s Energy Network (WEN) and the Women’s Finance Exchange (WFE).

Lisa earned her Bachelor of Science in Marketing and Logistics from the University of Colorado at Boulder and her Master of Business Administration from Pepperdine University.  Her awards have included Top Women in the Oil Gas Industry in North Texas and April 2013 Who’s Who in Energy.

Rita Eustrom
Rita Eustrom Account Manager
Rita Eustrom is an Account Manager and joined our parent company, Assessment Technologies, in 2006 as a business analyst. Her role has expanded with AT Tax Advisory practice group to providing a high-level of service to the firm’s largest accounts.
In her role as account manager, Rita coordinates with clients on a day-to-day basis overseeing all aspects of our firm’s services for clients. She initiates new accounts into our system, coordinates the return/compliance program, insures timely filed appeals, and ultimately works through the tax payment process.

Her skills included financial analysis and modeling of various alternative valuation scenarios.  Some of the major accounts Rita has coordinated include Southeastern Grocers, ERG Resources, Ryckman Creek Resources, Buffet Holdings, Great Atlantic & Pacific Tea Company, SteinMart, and Mattress Firm, to name a few.

Rita attended Okaloosa Walton Community College and is a licensed notary in the State of Texas. In addition, she has attended a number of property tax courses including those involved in the preparation of property tax returns.

Vicki Hanks
Vicki Hanks Senior Vice President of Business Intelligence
Vicki Hanks is Senior Vice President of Business Intelligence for AT Tax Advisory, where she has worked in project research, administration, operations, client services, and accounting, among other areas.
With 30 years of industry expertise, Vicki has worked in the ad valorem tax industry since 1990 and has been associated with our company since 1992. Before joining us, Vicki worked as a data researcher for an appraisal firm and has experience in the title industry, where she worked in escrow and as Plant Manager.
Vicki’s position has allowed her to be involved in the creation and beta testing of various proprietary software data management systems. She directs big data collection and analysis using various data and tax management systems from several counties and state systems.
Vicki is registered as a Property Tax Consultant by the Texas Department of Licensing & Regulation (TDLR) and attends numerous professional continuing education sessions including the Commercial Real Estate Women Network (CREW), Building Owners and Managers Association (BOMA), Urban Land Institute (ULI), and San Antonio/South Texas chapter of Certified Commercial Investment Member (CCIM). Vicki also studied at Sul Ross State University.
Tyler L. Aniol
Tyler L. Aniol Project Manager
Tyler is Project Manager at AT Tax Advisory. She is responsible for project oversight and execution for various corporate clients. Her diligent efforts have contributed to the realization of significant savings for our clients.
Having experience in the tax industry since 2013, Tyler joined our firm in the spring of 2017. She serves as a liaison between our clients, third party vendors, and our senior executive team. Prior to her role in AT Tax Advisory, she directed the Administration Department as the Senior Administrative Coordinator.

Tyler has a Bachelor of Applied Arts & Sciences-Logistics and Supply Chain Management concentration from Texas A&M University in San Antonio. She graduated with honors, earning her the summa cum laude distinction. Tyler is a member of the National Society of Leadership & Success (NSLS), as well as the Institute for Supply Management (ISM).

Tanya Shannon
Tanya Shannon Director of Account Management
Tanya Shannon is Director of Account Management and works with our diverse client base to ensure a high level of customer satisfaction. She is also active in business development and expansion of the company’s existing portfolio.
She is a mentor and responsible for our company culture, all while managing portfolios of national accounts totaling nearly $2 billion in taxable market value. Some of her clients include Rooms To Go, Dial Equities, American Assets, REATA, Univision, and Security Service Federal Credit Union (SSFCU).

Tanya has worked in the ad valorem tax industry for more than 16 years and has been associated with the Assessment Technologies organization since 1999. She is registered as a Property Tax Consultant by the Texas Department of Licensing and Regulation (TDLR).

Tanya is an active member of the Commercial Real Estate Women Network (CREW), often serving as a Community Services Committee Chairperson.
She has also attended learning sessions and networking events with the Urban Land Institute (ULI), the Building Owners and Managers Association (BOMA), and the Certified Commercial Investment Member Association (CCIM) of the San Antonio/South Texas chapter through our corporate sponsorships.
She is studying Industrial-Organizational Psychology at the University of the Incarnate Word (UIW).
